OVERVIEW
Quinnipiac Development, LLC purchased the 60,000-sf facility on seven acres in North Haven, Connecticut. The site had a long history of industrial use including a more recent bakery operation. Several environmental challenges associated with the site prevented it from being redeveloped based on its highest and best use. ATON played a major role in the environmental due diligence, planning, and oversight of the site investigation and remediation activities.

Quinnipiac Development, LLC purchased the 60,000-sf facility on seven acres in North Haven, Connecticut. The site had a long history of industrial use including a more recent bakery operation. Several environmental challenges associated with the site prevented it from being redeveloped based on its highest and best use. ATON played a major role in the environmental due diligence, planning, and oversight of the site investigation and remediation activities.
SOLUTION / METHODOLOGY
The site was cleaned up under the Connecticut Department of Energy and Environmental Protection remediation program per DEEP’s remediation standard regulations and the Licensed Environmental Professional (LEP) program. ATON planned and designed the asbestos and hazardous materials abatement activities performed by subcontractors prior to demolition. In addition, ATON performed oversight of an extensive groundwater monitoring well network, as well as implementation of a remedial action plan that included soil mixing and in-situ groundwater treatment using chemical oxidants.
OUTCOME
The site was remediated and sold to a regional car dealer for the redevelopment of the property into an auto dealership and retail center.
